Haha we buy any new launch, EC or HDB, also earn less than if we bought a new launch 10 years ago. Times has changed, I doubt people can profit as much as those who did years ago.

This is the correct mindset to adopt if you want to buy property at current price.
Buy w/o regret, else don’t buy.

Since EC outta my league(single). Gonna head to Pearl Bank showflat to kaypo later on.

Its nice that my agent remembered that I’m interested in the architecture and design of the new pearl bank. She texted me up 2 days ago to invite me over.

8 months since my shoebox purchase so its time to catch up with my agent ba.

The environment at Watertown is very serene and tranquil overlooking Punggol waterway. I checked the resale transactions are about 13xx-14xx which seems decently priced. Go there on a Saturday evening; and u will realize it’s quite a decent place to live in. I don’t frequent Punggol but went to waterway point for dinner about 3 weeks back, saw this condo, and thought the environment is not bad.

No place is perfect. There will always be some form of concern in every single development noise, view, air quality, amenities, distance to transport nodes, distance to malls and school, Leasehold or FH, im quite sure no development ticks all boxes when we have a budget in mind to our intended configuration. So unless we have unlimited budget, we need to filter those that are of concern to us.

and sumang walk site land price cost way more than rivercove...
plus its CDL ...

Why not?
If the bulk of toxic fumes get sucked into the lungs /blood by Pasir Gudang & heroic Punggol /Sengkang people, less would be for those in south of these locations.
Power of a community which sacrifices.
I alone can't much air filtering.

BTW, I Google map Watertown & it is the front line facing Pasir Gudang.
