Do I anyhow "bash" everyone who say condo is a good buy? Its only people like mergui and ahboy that make nonsensical comments that I reply directly (not "bash"). Do you see me "bashing" sgpropertyblog when he tries to sell sumang ec everyday? If one reasons well, I definitely do not have objections. Likewise, if there is someone who shout "crash, crash, market sure crash", I will also "bash".

As many said, it is the only EC thats why it should sell out, never said it was a good buy. I simply analyze and predict based on supply/demand principles. If I rmb correctly, you said it will be sold out...

Birmingham, I rmb there was a time we spoke amicably, even after the my "bashing" and "disappearance" of mergui. Unfortunately it seems you are psychoed by ppl like captain making false accusations and exagerations about me frequently. OR is it because you just purchased an EC (i rmb you said you did) and can't wait to make some quick money? If that is the case, then you are the one being very biased and one-sided..

If I buy an EC, I need to wait 5years after getting key (mop period). What quick money is that. I am in this Samsung ec thread as I am still interested in EC and think that this is a good buy. Biased or not, still I am giving my opinion based on reason I state already and fact now is that sales is good. In fact, v likely it will hit more than the 60% u estimate after few months when the remaining units are open up to 2nd timers.

Anyway, it is still weird u dun find this EC a good buy but still feel it will sold out too. But I am not keen in what you say further cause what we say cannot decide or influence the market. But it almost certain future new launch definitely will be above 1000psf and still have buyers. Unless government go crazy and release 100 land sites in a year

OK.. so you have not purchased an EC and find this a good buy. Why weren't you picking your unit 2 days ago at samsung ec then? Or were you?

As I said, my comments are based on analysis on facts and economic data. It is expensive but this is the ONLY ec launch so I thought it will sell because people are left without a choice.

Let me repeat what I said 1 year ago. The current spike in prices is due to developer land bids and not any improvement in economic conditions / wages. I'm just stating facts. Even if government release 100 land sites, but if developers bid $2,000k psf ppr, the project will still sell for $2,200psf. Singaporeans will still buy because we are rich, but we are increasingly sacrificing other joys in life to satisfy the greed of developers.

Alone the cycling track at the east there is this Tebing lane and Punggol Container restaurants, for drink and dine.
Decathlon and Mos burger is coming to Waterway point.

Any idea when Decathlon is opening and which unit? Maybe taking over starkers??

Is starker closing down? Quite Long never go there Liao.
If true, Quite sad to see starkers Q business going downhill.
It used to be a nice and cosy place, nice food, beer/drinks and live band (木 船type) where one can chill there for hours on weekends.
Maybe because of it’s location at the ulu corner of Waterway Point Mall.

Ic. I agree with you. But we cannot do anything. All launches are expensive. Developer control the price and they all bid the land price high high. Sigh. Is not a good buy now. Or rather not a good time to buy now. However, market is not up to us. Property though expensive are still affordable to most. Affordable launch like this EC will still sell out and make developer more confident of the next few EC launch

Exactly. Y u all bother reply annytu. He or she has serious problems by spending all his time here posting all sorts of crap for attention. Look at his post rate lol. Just ignore him n he b gone in due time.

Yup, to my understanding, many times it is the buyer who requested for the reissuing of OTP, which is sometimes done so that the buyer need not pay any cash upfront.

Of course, I can't say with certainty whether there are any "fake OTPs" issued by the developer to inflate sales figures. But I don't really see a point doing so, since the cat will be let out of the bag once the units are returned and the actual unsold figures show.

It's interesting how the same data can be interpreted so differently depending on the agenda of the people reading it.

Also, not sure why you guys are still bothering with someone clearly here to troll and take pleasure in doing so. For all you know, he could end up be someone still serving NS (therefore free to keep picking fights here; and yes despite what he says he is picking a fight even if he doesn't name anyone, because he just insults everyone in general to see who picks up the taunt).

He can be a self-proclaimed auntie, self-proclaimed high class Singaporean, self-proclaimed rich person who stays in a CCR property, but we will never know his true identity anyway. But one thing for sure, if the internet persona matches the actual person, I wouldn't hope for foreigners to see this side of Singapore from him either.

Actually hor, developer push higher and higher, I suspect is to make their earlier launches appear cheaper so that it will keep moving.

Then people also just take it as the new norm over time, get caught in fomo, and buy.

And the developers and the tax man smile to the bank.

My thinking now is like that. Should I just stay put and have the ability to retire in about 5 years time and only work to leave a legacy, or should I get caught in the buying fever, and slave and not be able to retire for at least 15 to 20 years more.

I can't blame you for thinking this way, especially if you don't follow the threads closely. THis is the power of media and fake news.

I may be direct sometimes, but is far from "flaming". Looks like Sinkies need to be exposed more to the world outside.

You did not realize that are many other people who think that you are trolling or bashing or flaming ? I am definitely not the first or the last to say this

He or she spends all his time here in ppty threads n his persistence in talking down the prices sums it up all

Plus his flip flop abt his real identity has given him 0 credibility

I just checked for 4 bedroom units at La Fiesta mostly ard 10xx-11xx psf though, current resale seems to be 12xxpsf, some units at 11xx psf. Out of curiosity, I went to see, apparently majority of resale units made profits.

I totally understand all of you now. When I tried to look for all the "nonsensical" posts that were "bashing" me, I realize many of it got removed by moderators. I can't blame you for misunderstanding me.

Nono. Not conversion. I sign on OTP before the project top. But developer send s&p to me when project top. So I go look for loan while before I go down law firm sign on s&p. But banker insisted I can only take floating rate..

You claim you have not bought yet but you sign OTP?
You claim Sumang is good buy but you never ballot on saturday?

I am not trying to "flame" but just trying to sort out some irregularities that I am observing.

My thinking is that new condo prices have peaked. I think the prices of some new condo developments have exceeded the affordability of those middle income upgraders unless they buy small units that are smaller than their flats. Moreover the resale market slowdown is another indicator that prices have peaked. Today's ST article says that condo prices have declined last month https://www.straitstimes.com/busine...7-in-june-after-two-months-of-gains-nus-index

I think it's wise that you did not rush in especially when you already own a roof over your head, it's not wise to buy at peak prices and be a slave to your home. You are still young, who knows if this economic slowdown may get worse and prices may come down, a news report this week said that citizen unemployment rate has increased to 3.3% and there's a large decrease in job openings.

I'm older and thinking of retirement, I'd probably stay in my flat for my retirement and be debt-free.

Robert Kiyosaki says your own home is a liability, not an asset. :o

Economy move in cycles. Sure will slow down, just when.

The last one in 2007 wasn't that bad for sg I think.
