Write for you out big big, you also try to talk fiction. Can go write novel already.
The scenarios you quote abit too over the top lol. SG forever up one leh… i never meet anybody who dont think property is sure go up long term even though SG has some areas the prices quite stagnant due to age/location.

the biggest risk is buy stagnant area as investment, if own stay just take as pay rent lo…

I think as the price goes up dramatically, the risk increases. Today I feel equites has bigger payback than property (no financial advice). Will property continue to go up? I think yes. I got a sense that sg is building infrastructure for 10 mil population. If we planning for 4m, then will crash la

Just to ask your sensing (non financial advice of course), with 10mil population, do you feel that prices will keep rocketing up? I mean it seems like a no brainer as they keep making houses smaller, does that mean we get a smaller more efficient house at higher psf is the way to go? I saw even EC also making the house smaller to keep quantum lower, like that older but bigger house is bad in the sense its not really lower quantum… hard to beat the newer launches in pricing.

everyone is scared in a way is that if dont whack hard on property, keep going up then priced out, yet if goes the other way or stagnate then…. 20-30+yrs of nonstop growth hard to believe anything else but up for property…

how to 4 mil? I think even keep status quo already means jialat liao since prices will stagnate or drop as people offload while demand will stagnate over time..

When we say price increase, it is more like psf increasing. When you refer to smaller house, you are talking about the cost of the whole house. The formula is

Price of house = psf price x size of home (sqft).

Property 1
$1000psf x 1000sqft = $1mil property

Property 2
$1300psf x 600sqft = $780k property

I would say property 2 is more expensive. But many would argue that $780k is cheaper than $1m.

I would say architects can do anything. You give them 600sqft to build 3 bedrooms condo, they also can do. But I don’t want to stay in such a place la.

Let’s say a genius architect design ur room like a coffin. 1.8m long and 0.6m wide. Then no wardrobe and your clothes all put under the “coffin like” bed. U want meh.

I don’t think Singapore will become like that as long as HDB is building BTO. If HDB stop building subsidise housing. Then maybe that will happen.

Back to your question. I buy property to stay more than to flip. If I want to invest, I prefer to go stock market due to liquidity. Property sometimes u meet clowns who lowball you (even when you are selling cheap). You meet clowns who critic this and critic that. Sometimes u meet clowns agents, clown bankers. Then sometimes clown contractors/ ID. Too much hassle for me as investment. If you are those “property investors” like bro carrot, you better have ur army of trusted team (agents, bankers, interior designers)

Don’t have more than that la. Maybe if I nice to my spouse and don’t kana chase out, then may sell 1

Oh nice! If private can do that just like hdb then good, buy the private with 2 names then within 6 months of collecting key must sell to avoid ABSD. Sadly they dont allow eligible people to own a private property yet apply new EC even if eligible :(

to hold both you guys must have pretty high income, doubt you paid absd then planning to apply for remission? (my uncle did that but he’s damn rich…)

Eric teach how to own 2 properties mah. Buy 1 decouple then the other person buy 2nd property. Or sell HDB/ EC and buy 2. If you need double income, you have to sell first then buy. And can only buy 1. To me, doesn’t matter la. As long as we have a roof, happy already.

If I bankrupt, then sell

Though I think property prices may still go up, I still vividly remember my aunts and uncles talking and buying properties around to 1994 to 1996 era. It took many years to break even after that.

Then again, I also concur with elvintay07 that I prefer to invest in stock market, or buy corporate bonds.

Just for discussion: Singapore household income (excluding cpf)

I know people always reference to history etc…Take for example

In 2000, the % earning about $14,000 and above is 3%. The % of ppl earning below $3000 is at a whopping. 43.6%
Fast forward to 2022, the % earning $14,000 and above is 25.5%. Those earning below $3000 drops to 31.9%

Can ownself answer your own question. I feel the rich is getting richer and that includes both Singaporean and foreigners. A bit lazy to dig out the data but some answers are obvious and dont need much investigation.

Property is an elimination game. For every bounced unit (fail to get loan or not qualified to buy), another person will take over at higher price. The EC group are super low profile. Don’t be surprised some buyers are first timer and those parents stay in landed and expensive property. That includes BTO also. Because foc and highly chance to win system; everyone (ultra rich, rich or not rich) all want to give a punt to make first pot of gold.

Anyway, just my cock thinking la. Next few months I will spend more time in the stock market already. See whether the wind direction will change. I foresee those rich slowly moving out of hard assets and back to stock market again

All these talking cock only la. Not financial advice
