Not sure the word flip should be the word for upgrading from HDB / EC after MOP .

A simple renovation is still a home.

Many patch up / redo it totally once they buy it anyway.

In 2008 bought an EA flat. In Sep 2013, moved to new EC and sold my EA for profit of 275k.

This month, just after MOP, I got rid of my EC for profit of 238k.

Now looking for HDB resale flat.

Not only that, in 2011 subletted my EC flat for 2 years and collected 72k rent.
