Anyone can advise what is the market likely interest rate of Non Flexi Home Loan?

Currently I am with OCBC HL Non-Flex Home Loan with interest rate of 3.25%. :s11:

Why non flexi?

Those sibor based or fhd based rates of 1.26-1.36% no good?
