Hi all, I have a noob question regarding the annual returns stated on the fact sheet of a unit trust. Where are the percentages derived from? The increase in the value of the NAV of each unit inclusive of dividends? Thanks.

Basically, yeah. Sometimes it'll specify "bid-to-bid" or "offer-to-bid" (offer-to-bid includes the buy/sell spread); and generally they calculate the returns assuming that you'll reinvest the dividends in the fund.
