Not enough parking.

My apartment condo has 60 carpark lots but about 20 are ground level lot, the rest are mechanical parking.

The mcst is relauctant to activate mechanical parking to release 40 lots for reason they did not specify. Now they sent out memo saying parking is fcfs and that if there is no lot, residents have to find lot outside the road!

Take note we have 80 units in this development.

I want to know if mcst had the rights to deprive residents from using lots that were not activated by mcst?? Can we go thru legal mean or ura for advice?

Are you the tenant? Normally the owner is updated of the problem.

Some apartments, the Mechanical carpark is down since day1. Design fault. Big car can’t even go in and got jam at the entrance.

Need $ to rectify.

Check the AGM minutes of meeting to see if the budget for the maintenance cost of operating the mechanical carpark was approved.
If the owners did not approve any budget, then MCST also no power or budget to turn it on.

Nothing to do with URA or BCA. Welcome to democracy.

I'm owner. Mcst is not giving real reason for not activating the mechanical parking.

There is budget used to maintain the parking annually. there was no voting in agm to close the mechanical parking.

Btw I tot it is a requirement by ura to provide a specific number of lots for a certain % of units in a development that's why we have a big elepamt that provides 60 lots but 40 are not usable

URA is just a design standard for development. After CSC, nothing to do with URA.

Maintenance of parking system is a huge cost item. Annual maintenance contract is involved.
Is not a simple thing as flipping the circuit breaker.

You have the option to raise a resolution to change the mcst. Whether u can get sufficient support is another matter

+1 Bring it up for the AGM. Get the resolution which orders the closure of the lots in writing.
Maybe the mechanism is damaged or too costly to maintain..
What condo is that?

The MCST has a duty to keep common property in a state of good repair. If the mechanical car park has broken down they must get it rectified. You may have to make an application to the Strata Titles Board to order the MCST to do so.

Isn't the MCST committee made up of the condo owners themselves..
so if committee is reluctant to activate mechanical parking, then still can blame who ?

If the mechanised carpark system has failed, then it is the MC's duty to fix it.

However, since the reason was not provided for your condo, I guess you can only go higher up to seek redress on this matter.

Most likely MCST refuse to raise maintenance fee for the upkeep/repair of mechanical parking.

Is all about dollars and cents. MA, MCST main objective is to spend. Not enough money then talk. That's way maintenance fee keep going up. When owner become older, retired or out of job. Maintenance fee become a big portion of expenses. Added issue is estate also get older and need many important repairs.

Sometime issue is MCST actually run out of cash for some reason. This kind of repair is not cheap to start with.

TS, which condo is this? my adv is to join the mcst to reverse the issue, dun show it now, join them else u will nv get in
