China has the fastest growing e-commerce market in the world. Shopping malls are under pressure from Alibaba and many other smaller e-commerce players.

MGCCT has no malls in mainland China. Its Festival Walk mall is one of the biggest and best-performing mall in Hong Kong. Plus, as China moves from manufacturing to service-oriented industries, offices will still be in demand. MGCCT high quality office buildings in Shanghai and Beijing will benefit.

I like the food there.
The mall itself actually quite attractive, a lot of china MM.
China population overall still very young, huge potential but need to beware of Chinese yuan depreciation.
This year Chinese yuan depreciated a lot.

the 5yr chart looks much better... but then... it was a period of low interest rates.

CRCT has only one mall in Shanghai in Qibao, a suburb of shanghai with an ancient walking street. The Raffles City Mall in Changning is owned by its parent Capitaland. :s22:

Raffles City Shanghai is CAPL's current crown jewel in Shanghai. I doubt they will be willing to relinquish it to CRCT. It's in a very busy area in People's Square with an underground subway station served by a few subway lines and it's doing roaring business daily. :s22:

Sounds similar to why they don't inject iON Orchard into CMT.

Are you a shareholder or saver?

As a shareholder of banks, savers are our customers, so feel bad when they getting too little interests. When interest rates go up, banks can command a higher margin and pass some gains to savers, make them happy a bit, win win.

it depends on whether Singaporeans as a whole have more savings or more debt.

If they have more debt, than higher interest is a win for banks, loss to them
