The mall itself actually quite attractive, a lot of china MM.
China population overall still very young, huge potential but need to beware of Chinese yuan depreciation.
This year Chinese yuan depreciated a lot.
the 5yr chart looks much better... but then... it was a period of low interest rates.

CRCT has only one mall in Shanghai in Qibao, a suburb of shanghai with an ancient walking street. The Raffles City Mall in Changning is owned by its parent Capitaland.![]()
Raffles City Shanghai is CAPL's current crown jewel in Shanghai. I doubt they will be willing to relinquish it to CRCT. It's in a very busy area in People's Square with an underground subway station served by a few subway lines and it's doing roaring business daily.
