total investment portfolio is around 500k due to the addition from sale of 30% stake in private business but the sales proceed were not put into stocks

stocks I already a lot and I think I have bought at a good price already, so balance is put into FD/SSB and bonds to strike a balance between equities&fixed income and to collect passive income for semi-retirement

Reit portfolio

15,000 CCT
15,000 Suntec

15,000 CMT
10,000 FCT

almost 50k in Commercial reits and 50k in Retail reits

average passive income from this portion is near (5-6%) 5-6k a year

Yup, feel the time is ripe to hoot CMT.

On a side note, I just checked and realised I had incurred a total of 3.8k brokerage fee for the year. These money sucker.

how come u trade so much?

that around $300 commission a month or 10 trades a month!!!!

maybe xmas your broker will send u a turkey hehehe

shopping malls and offices will always be needed

ppl need to go malls not for shopping of goods only

malls will be more towards services

like

food
massage
salon
movie
chill at starbucks
especially food food food, singaporeans love food~!!!!!

But a good investment journey. Feel like I had leveled up gao gao now.

by having zero reits u are missing out so much on one of the best investment types sg markets has to offer

Maple-family: Bought MGCCT cos their WALE and occupancy rate quite solid. Bought MLT cos want to move into logistics + Amazon.

Capita-family: Now eyeing CMT, and when to add more into CCT.

Fraser-family: Watchlist on Fraser Centrepoint Trust, FLT, and FCL.

all these 3 family reits are in general pretty good for long term investment, as the parent has good track record and reputation

for new investors i would always advise them to stick to reits under these 3 groups and avoid all other reits until they become exbirds

Generally speaking, sub-urban malls near MRT stations and bus interchange within a large residential catchment area are more defensive (that's why I am much more heavily vested in FCT than CMT:o).....

IMO, even though e-commerce is definitely a rising threat to traditional retail (especially clothing & electronics), I still believe there are still enough businesses which require 'brick & mortar' presence.....examples - Starbucks, McDonald's, KFC, BreadTalk, Toastbox, Supermarkets, bank branches, food courts, restaurants, Cinemas, hair salons/beauty centres/slimming centres etc etc

An experienced management combined with a huge portfolio of assets (a massive scale allows the malls to better negotiate with major tenants) will be able to deliver stable DPU....

But if you are looking for huge short-term DPU growth, CMT and FCT probably not suitable...

I am not too confident on mainland China's malls.....:s22: it is the No. 1 e-commerce market in the world and still growing at a fast pace!!!

I prefer HK malls bcos they tap on both rich Chinese tourists as well as local shoppers ;) so I vested in MGCCT...hehehe:o

I agree. Even though I shop online a lot, I still like/need to go malls for food, movies , salon and massages.
