Flattish reversions mainly from weakness in the Hi-Tech and
warehousing space. Rental reversionary trends turned flattish
in the quarter at 0.9% mainly brought down by 1.1% and
4.8% negative rental reversions in the Hi-Tech and Logistics

space respectively which were mainly due to the weak
operating climate from the current oversupply situation in
Singapore. Looking ahead, close to 12% of its income from
Singapore will be up for renewal in 2HFY17 while most of its
leases in Australia have been renewed.
In Singapore, given the narrowing spread between passing and
market rent levels, we expect rental reversionary trends to
remain flattish or possibly turn negative going forward. In
Australia, given the well-spread lease expiry profile and active
engagement of tenants ahead of expiries, we do not anticipate
too much volatility in the rentals


as u can see from dbs report summary, industrial rents are going downwards

Does that implied the Logistics REIT might be affected coming 2017?

Ascendas is considered Industrial? Or Logistics?

Ady have MLT and FLT worried about overexposure.

Used to be mainly industrial and business parks.....but recently complete a mega deal in Australian logistics

The other two reits u mentioned also have assets in Australia, especially FLT is pure Aussie logistics play.....If u want some geographical diversification away from Singapore, then still fine IMO ;)

drive around SG, you will see many empty lots and new supply is still coming onto the market
tiagong some logistics companies want to shift their operations out of SG to cheaper places

other parts of mY like penang or malacca ,
some go to china

HK also jialat, their container through put trade has been shrinking over the years
more shipments are doing directly in and out of China these days

that's why GLP huat, HPH mati
