I seriously think this XIRR thing is a joke.
Until now I still dunno what is going wrong with this table:

How you get the XIRR without dividend?

So I only manage to achieve XIRR of 14% without dividend.
Quite sad. :(:(:(

I copy paste all your transactions into spreadsheet.
Change all buy transaction values to negative (cash outflow)
Add portfolio value at today's date

=XIRR(cashflow amounts, cashflow dates)

erm... paiseh :s13:
I copied the "Total Cost" instead of "Total Value".
Your net cashflow is +191 only.

XIRR, excluding dividends is +0.07%
