1) HLS - reduced about 1/2 of my holdings. This is one stock that I wanted to keep long term. However the recent run up has brought the price to almost its book value, which is about 30% gain for 6 months holding. I believe current price is very close to the intrinsic value. Have learned to never be attached with my stock and stick to game plan, be it buying or selling.

2) Bukit Sembawang Estates - New position. PE 12, PB 0.92, Div 7.3% (sustainable?), Debt free & Cash/share $1.5.

Yes, these are the concerns i have too. Well, there is always risk in investing, however I see more positives here, e.g. ability to generate FCF over past 5 years, Net-Net stock, very long history etc.
