Sengkang ec vs Canberra ec vs tampines ec
Rank in order of price/psf?
Or rank in take up rate within 1 month of launch?

Price/Psf (highest to lowest)
1. Canberra EC
2. Tampines EC
3. Sengkang EC

Take up rate should likely be the same rank order too.

I agree with point 1 which I have considered too but that 2 ec hasn't mop yet so if ppl really like this part of sk, they can only buy this one. Point 2 is a problem for some people.

Which means I need to prep for $1.33mil for a 1400 sqft place.


But I doubt it. It would likely be nearer to $1.1k psf because developers want to earn. Bigger units likely to cheaper psf. So I should be looking at $1.6+ mil for a 1.4k sqft after adding resale levy but before stamp duty.

Now just need to see Fernvale lane EC psf ppr to have a gauge where it's moving.

If u prepared to pay 1.6mil for an EC of 1400sqft, I rather u go for tapestry 4 bedder at 1.7xmil.
Since nothing fantastic abt the ola location imo.

defintely better locations elsewhere

But no choice if want to be near both parents.

The expectation is of a lower psf than Ola. Would like to know what the experts here think?

Imho, in terms of travelling to MRT, one is only by 2 stops LRT, so travel time is about 4 mins (exclude waiting and walking time).

For new Fernvale EC, it is 10 mins bus ride in either direction, to YCK MRT, and to Serangoon MRT (exclude waiting and walking time).

probably in terms of location and amenities, lose out to Ola ?hence the expectation is also lower.. but then again, whether dev will follow this guideline or not is another story.. some dev very hiong wana chiong for that land, so will bid high..

Fernvale can reach Serangoon MRT in 10mins by bus??:eek:

Anyway imo LRT vs bus the whole feeling is different. LRT would be considered as part of the system already. It's integrated. Once go up the LRT station, you are already inside. Reach MRT and just go to platform down under. Whereas bus still gotta walk here and there. Given a choice I would prefer LRT any day. My place is 1 LRT stop away from SK MRT. There is also a feeder at the bus stop beside it. But I have never thought of taking bus whenever I wanna connect to MRT. It's always LRT by default.

Being in both areas frequently for over 10+ years, I think basic amenities about the same.

Car wise, fernvale lane can access CTE, SLE and TPE within minutes.

Bus to serangoon mrt, maybe give it 15 minutes? The same bus 70 can go all the way to Shenton Way if ever needed, although it would take way too long.

And my experience with Sengkang LRT during rush hours had never been good.

Personally, I think if NEL is main preference, Ola is better.
But if connectivity, Ola will find it longer time to go areas like Sembawang, YCK or Yishun I guess.

While Ola is attractive, I'm still a little unsure about being so near the hospital.

Hence the thinking...

Currently I am more of comparing between the two locations, and I'm slightly leaning towards the Fernvale Lane one. And also gives me more time to gather more cash.

And current cash can use for UOB CNY fresh funds deposit promotion for the Risis Rat :s13:

ya lor. But I like the Fernvale Lane one more and more.

Ola developer sure sell facing hospital one by saying high floor units will have unblocked view.

Esparina price crashing?

I always wondered if such negative news would affect the pricing of the development thereafter, but realized that the answer would be a resounding no, the unit itself maybe- but only for the initial few years that pass by, thereafter I don’t think so.

How about the block of HDB where there was someone who was murdered and dumped into the water tank?

The water tank was eventually replaced but the water pipes within the building cannot be replaced.
