I would reckon Parc Central pricing to be higher than Ola, this one is oni my opinion hor, pls dun ask me to quote my source.. reason being location wise is better than Ola ( as in Tampines vs Sengkang ) and Tampines is a matured estate with Tampines Central is nearby / UWSEA just right opposite.. I could be wrong

PC may not price higher than ola because ola was priced quite high due to its huge spending on advertising and publicity.
In fact, if PC is smart, they may learn from ola’s mistake and priced reasonably.
Many buyers are still quantum/psf sensitive especially in our current situation.

To top it off, next plot private condo, Alps Residences are transacting at similar Psf with Ola for its remaining units. Move in ready + can exit in 3 years time or earn rental straight away.

In this situation, I don’t foresee Parc Central EC to launch higher than neighbouring private condo or Ola. I could be wrong too :)

Tapestry by cdl was priced around 13xxpsf, the alps being a tier lower (due to China developer) is deem to be logically paced by tapestry’s price. Thus, there’s no way alps should sell higher than tapestry since tapestry still left quite a number of units unsold. (15% unsold) with new stack 2 bedder recently just released for sales.
Thus, if alps hovers around 11xxpsf, it’s nature to think PC’s price will trial behind the alps.
But my sensing is these two will be very closely priced.
The sweet spot for PC is 10xxpsf there about.

Parc central will Probably be price around 10xx IMO too

Hence In this digital world, great to have such apps to see actual data and transactions esp for buyers to analyse.

Great to compare and not conclude that EC is the best option for HDB upgraders.

Am here to share my views with evidence from such apps. Bless that sg property market is transparent and easily obtainable.

For those that PMed me on what apps I use to analyse.
I use 99.co & URA property market info very often.
It’s free btw :)

Many apps are transparent in the beginning. But unfortunately, it may eventually need to pay.
My era, im using streetsine.com and it’s features is also similar to 99.co. Unfortunately, it later became chargeable.
I also refer to squarefoot.com.sg website quite often last time.
Evaluation tool I use urban zoom but lately I felt it’s feature is lacking.
Hope 99.co remains as a free app.

Saw the Masterplan. Opp Triliant marks Hospital in future. Making it similar to Ola.

Most recent transaction earned $180k after close to 8 years!

Actually quite strange trillant transacted price so low. any idea what is the transacted price for the dbss beside trillant ? I saw many asking for 8xxk and the unit smaller than trillant. Like that might as well top up 150k for a bigger condo right ?

True oso, but for those first timers, they can get grants for the dbss, but they canot get grant for Trilliant, so probably those groups of buyers will go for the dbss??

Unfortunately choices not obvious to some.

One reader here even stated there are more reasons in a decision than $$ and cents to which I replied

If it is your money, you are free to buy and spend as you wish whatever your reasons for buying / spending. It is fair to accept that Investment and profit may not be your consideration and losing money when you exit is not a problem at all (very deep pockets eh?)...

No, i meant both scenarios for resale.. as in resale dbss vs resale Trilliant..

For resale dbss, first timers can still get grant for it, up to $160k.. but if they go for resale Trilliant, they cant get any grant, as its a resale EC ..
