current chip is i5-9400F
mainboard B360
gfx card RTX 3060TI

budget max at 800 total for both items

Dont recommend the i7 12700KF
You can get 13600K at around the price locally

Gigabyte Z690 UD AX DDR5 only around 210-220 locally
If wanna reuse your ddr4 rams, can just get the DDR4 version for 10bucks cheaper

Both 13600K/KF is around 400-450 locally, depending on sales, can go lower
At that same price, no point going for the i7-12700K, 13600k is faster. You want even cheaper, can drop down to 13500, around the mid-3xx pricing

Do not recommend amazon for motherboards, unless you get some insane pricing, but at that price of 206, its not great when theres a few local gigabyte z690/b760 and asrock b760 mobos in that price range (180-250), makes no sense to buy from amazon and give up 3 yrs warranty.

Alternatively, go AMD, asus tuf b650m with 7600 and a simple gskill flare X5 32gb ddr5 ram for around $677 from dynacore
Some shops also offering their own 7600 bundles with rams in the 600+ range

For better heat transfer between cpu and hsf can consider the contact frame as it seems it have proven record usage for the Intel CPU, an optional accessories to consider.

To me your storage is holding the PC back.
Now SSD prices drop so much you can get Samsung 970 EVO Plus 1TB around $82.
Yes that's right but that is if you can find one cuz even Challenger no more stock
for 970 EVO Plus or even the 980 (Non-pro)

Else just upgrade to Samsung 870 EVO 1TB which is also around $8X but that is
if you can find one.
To fully upgrade depends on what game you are playing cuz I myself still
using Intel i7 9700k with RTX 2060 6GB still good enough.

i looked on shopee and pcthemes mansa all dun have 180-250

Just search for those with company registration seller and minimize with individual for brand new items. Always check the customer review and see if they are also active in other platform like shoppee or Lazada. As sometime the prices is cheaper in carousel without the platform charges.

How about the cooler? You already got lga1700 compatible cooler?

tradepac cheaper by $10 AND comes with local 3y warranty, amazon once the return period over as good as no warranty.
Existing one is those very big bulky type base with 4 screws to fix on mobo
Is standard size one right?
ur existing one is lga115x mount, incompatible with lga1700.

Not really because starting 12th gen Intel have changed it LGA socket and I suggest you check your existing cooler box make sure you have lga1700 bracket available.

Otherwise you need to source for new cooler that is LGA 1700 ready or buy the socket compatible with your existing cooler.
