Old vs New Condo / HDB

Why are older condos or HDBs which is much more spacious than new ones still selling at much lower prices than new ones ? Some older ones are double in size compared to the new ones even though prices can be less than half of the new ones. The price gap is very big even after accounting for lease decay. Do the buyers seriously prefer pigeon size apartments than the spacious older ones ?

Older condo maintenance fees higher

My condo built 1980s, the amount of '1 time fees' to fix stuff is crazy. I would think some of these older condos, esp lease holds ones, their price would be affected quite a bit

Older ones have a lot of wasted space, layout not efficient

If you discount all the wasted space, price is not low at all

Same goes for the employment market.

Why fresh grad with zero experience command same or higher pay than some old birds?
