Paya Lebar is too near geylang which is not so ideal. Park place residence is overseeing the long stretch of geylang. Btw, how does ur friend know abt the HDB coming up in Paya Lebar?

Nowadays people are mainly only concerned with $$$. Most forget what geylang is. :o

Is the 4-bedder showflat open? I heard it is still not ready. Strange that they open a few days then close it again.

I viewed it 2 weeks ago but my agent need seek developer’s approval before it can happen.
The 4 bedder SF was not make available to public yet as still pending for some ID approval thingy.
Anyway, worth taking a look at 4 bedder at 1227sqft, surprised it doesn’t feel claustrophobic.

I’m interested in the 1227 sqft 4-bedder. But mostly left with the 2 premium stacks... and the price premium of 6% over stack 3 is a bit too much for my appetite.

I totally agree.
The last time I ask is the 14th high floor still available and is going at 1.95mil compared to a mid floor at the other two “so called premier stacks” which is 2.06mil. Honestly, I find the 3 stacks not much of any difference.

Showroom seems packed today

There may be oversupply at current but good projects that were priced right are still sought after. Those hoping deep discounts for Parc esta to happen are just king of wishful thinking.

Checked URA, in Sep PE sold 41 units, total 754 units sold.

PE is in RCR location beside MRT at 16xx-17xxpsf, which makes it a value proposition compared to other new launches at OCR location that are at similar psf, which explains its consistent sales volume. If one tracks it’s sales, it has sold about 40-50 units consistently per month from May 2019 onwards. This is similar to another mega project- stirling residences.

Not to add that the quality seems grand from the showflat imo.

Thanks guys! I was the only person who bought a unit at the stack on block 902 the last I checked. So wanted to find if there's any neighbours haha.

@passerboy reasons why I considered PE.

1) need to move east
2) require to have north facing balcony unit (bought the stack facing sims)
3) right price (saw jadescape and its 100 psf more)
4) low maintenance fees
5) very near mrt (in case need to sell/rent in future)

Con
1) limited facilities (agent says usually after 1 yr most ppl stopped using)
2) high density (1399 units) but I noticed 60% of this project are 1-2 bd config)
3) traffic is very bad along sims
4) potential road noise (hence I choose high floor)
