Heard agents said traffic there very crowded
Saw the layout too crowded too small. Truly HK style

All new developments, be it condo or hdb are going the same route - getting smaller and smaller. If you want big one, then resale is the only way to go, unless you a lot of money.

One good thing about developments nowadays is that there are no more planter boxes, which is a big waste of space.

Buy flat is to rent out generate passive income exploit the poor and unfortunate :(:o

As we can see, City-East coast will be greatly affected.

Sea dikes will be build in southern side of East Coast, extending the coastline further south. Currently the project is being piloted in Pulau Tekong.

Not sure how this would affect PE.

Via the national day rally speech and URA draft masterplan 2019, the emphasis seems to be on the greater southern waterfront, which I think avenue south residences would benefit greatly.

Well, PE May just be indirectly affected. Climate change is happening and we can’t escape from it. All we can do our best to prevent it from happening too fast. As we can see from the map, district 14 & 15 will be affected by the rising sea levels hence to prevent it, land will be reclaim to build these sea dikes. Means sea view will be further down south.

Parc Esta has partial sea view for high level south facing for now. Well,the sea dikes project may not materialise so soon but all this is to prepare for the worst.

Beach Road used to be along coastline then East Coast took over. In future, these dikes will take over the coastline.

Yes,much emphasis has been on the greater southern region and most of us is looking forward to it. Pulau Brani & Sentosa will undergo more revamp.

I read the reclamation is from marina east to changi side, to be connected them up with barrage and create a reservoir. This may change the outlook of East Coast in time to come. I believe for the better, since there are already on going transformation at ECP.

I don’t think the partial sea view will go away even with the sea dikes, and I think the partial sea view is likely only for level 14-15 up? (Minority)

Not the dikes will benefit avenue south.

I was referring to the GWS expansion mentioned that (I think) will benefit avenue south, since its a major transformation with waterfront living.

I bought PE after 1 month house hunting. Agree on all the selling points and it ticks all my check boxes: locate, developer, facilities, amenities, layout, price, even orientation (NS facing). Today I went to the HDB next to it to check the site. The view is awesome .

New to hardwarezone. Can anyone tell me how to upload photo? I can share the photo taken on 18 floor from the HDB.

u need a minimum amount of 50 or 100 post(can't remember exact figure) before u can post a photo her. Alternative u can share your photo on public image hosting site and share the link here

You got a top floor unit?

Do agree the view from the 18th floor HDB beside is superb.

I didn’t choose 18 floor. The reason I went to the HDB was to test the noise. But today is just not a good day. Didn’t hear much traffic noise, the Ge Tai near the MRT is much louder.

The noise is present but not excessive (imo) and I went to 18 floor too, the view was superb.

May I know which unit layout u chose? What made u choose parc esta?

I got a 3 bedder, mid to high floor. Reason is as I mentioned as above. I didn’t expect a get a perfect unit, as long as it tick 80% of checklist. It’s good enough alr.

Nice! There is no perfect unit unless u have unlimited wealth. But this development checks most boxes.
