Now that there are no more ballots for at a few months, buyers have more time to do research and consider their purchases carefully. It's the developers who are going to work hard to win buyers over. Who's having the last laugh? HDB & URA.

One thing i dont understand is why wandervale do so much better. 60%+ so far. Is cck > sembwang/canberra/yishun? I tot yishun closer to town.

I believe is probably juz due to supply & demand. In the west, lesser EC launches. Juz in sembawang itself, u have 4 ECs to choose from already. Thus competition is stiff. If u add in yishun and woodlands...lagi more ECs in total. Buyers have more options in this area.

Assuming demand for ECs is similar around the outer fringes, I can suggest the following points:

1) total demand vs total supply
- CCK has only Sol Acres vs Wandervale and Wandervale is cheaper
- North area has 3 zones: Woodlands (Bellewoods, Twin Fountains, Forestville), Sembawang/Canberra (SkyPark, Visionaire, ParcLife, Brownstone) and Yishun (Criterion, Signature) so demand is distributed all around these 9 ECs

2) extra demand (debatable point)
- in CCK, there is a popular school South View Primary, so buyers in the Northwest area are likely to choose ECs near to it
- no notable primary schools that would add extra demand in the North near those ECs

3) more industrial areas near some of the North ECs

I heard from my other teammates balloting is already over. Less than 50 units sold.....will verify again later.

Think none of us won the bet.

I drove past there twice today and the showroom looked quite packed.

Have u seen wandervale showroom? Excellent layout n big mbr. Good finishes. True full ht wardrobe. Almost all stacks are pool facing, even e 3bedder standard. Walking distance to mrt. Best of all, one of the cheapest EC ard.

Personally, it being opposite Stagmont Camp on one side, and CCK Sec Sch on another isn't really that great.

Not just that. Both ECs in Yishun are at a less desirable location. At least 20 minutes away from mrt. It'll only draw those who want to stay near in-laws or prefer / don't mind a quiet location.

Wandervale compared to these, is really in a better position. Plus it's Sim Lian...

You're right! I saw the showflat and even did e-app. But just kpo only. Coz by then I already had my sight set on somewhere else.

But u realized every ec got this issue. That's why it's ec, not pc. They are either next to sch or places of worship or mrt track or future nursing home or expressway or just simply inaccessible. Just need to accept the best among e worst
