I don't know. To me, the psf is way cheaper for some units and it is by Fraser. So it is a good deal for me. In fact I think I got the lowest psf so far but facing the b1 industrial area. Maybe that's why? But the b1 industrial building is so atas... got rooftop garden and swimming pool.

Location is something you can't change. Distance from MRT doesn't differ by much so that can't be the factor. So the major reason must be the location - near industrial. Not everyone likes to be next to a public park either. Other factors should be minor.

When SkyPark was launched, I don't think people realised that it would be near industrial too. They may regret slightly in the near future if the surroundings are not as they had hoped for.

Location is definitely one of the main factor. Parc Life is of the different radius band from the MRT than Brownstones and Visionaire. Although the difference maybe just a 100 or 200m from the MRT, it still not as close to MRT than the latter 2.. This differentiates their difference. If Parc Life is next to sembawang MRT, you will see a different story le.

100-200 metre no big different as I have tried walking and it take me 7-8 min leisure walking. I check the so call industrial buildings to be built nearby and is actually look modern like office to me. For parks and building in front of your house, I definitely choose park for more privary and unblock view.

Like i said, b1 industrial buildings r v atas especially the ones there. And you can always get higher floors or the stack not facing there but facing skypark, the park or your pool.

Its all about locationn and oversupply... that make ppl choose other ECs.

If you find the distance walkable, come for PL! It is a steal.

The infinity pool is in full view of the park users. The privacy level is worse than public pool. Imagine u walking ard in your swimming wear and park users can see you clearly

Unless there are tall and many branches. If normal height also can block , security concerns too. Anyway that will also defeat the purpose of infinity pool. Actually IMO, nothing great abt that park to warrant the lose of privacy. Unless it's facing a big
park consisting of mainly pte estate residents. It is crowded even on wkday nights.

these days, many developments reduce costs by building the car park at level 1 and everything is built on top. underground car park is not exactly an underground one.

personally, i would prefer the park view, than nearing a mrt track, despite being slightly further from Mrt station. walking 2 more min is good. The unclear thing is how long can a park exist in singapore. lol.

So true. My current place was facing 2 basketball court previously. Thought is safe. Who knows now become BTO!
