Analysts say although e-applications may be an indicator of demand, they do not necessarily translate into sales.

"In the EC launches in the past year, there seems to be many people eager to submit e-apps but who are merely window-shopping. The conversion to sales from e-apps is under 30 per cent on average," said Century 21 Singapore chief executive Ku Swee Yong.

:D to be honest among Parc Life, Visionaire, & Brownstone, personally I will go for Brownstone or Visionaire as they are much nearer to the mrt station. and there are new amenities to look forward to such as the future sports hub and the canberra plaza opposite the canberra mrt station. and behind are all the pte and landed housing...gives it a more exclusive feel.

I will prefer to go for CDL among the 2 but of cos most of the choice units (3BR Premium especially) are gone in Brownstone. Thus u will get more options in Visionaire (and it has basement parking vs Brownstone's MSCP). I think Parc Life has to win in terms of pricing to justify its cheaper land cost (land was bot at ard $30psf cheaper than the other 2).

purely my personal opionion. :)

actually dun need to bother how many % discount there is, juz ask for the nett nett price. it doesn't make a diff if they wanna jack it up and then give u say 10% or 20% discount mah. :D

Agree. 5 % is stupid if you ask me. If u dont give that 5% in the first pl, nobody will even consider this project

Decent prices. But if you're comparing the two, the universal room one doesn't have a utility. So 40k more for 43sqft and a more flexible utility room doesn't look like good value.

You cannot compare base on how many rooms. Still got other factors? Sun? Facing? view? blk number? high or low lvl? Door facing? layout?

Need to care! Later buy launch day 5 percent off, after launch revert to usual price ma. Haha so more worthwhile to buy on e spot. Unlike visionaire which is just one percent. That is if of course you are confident that your unit wont be chosen.

Like agent said, they jack up the price and say give u discount to sound like you are getting a cheaper rate but its not. You hvae to do your math and compare with all the EC that's around it.

Yeah i understand what you mean :)

For me, whether they jack up prices then offer discount anot it doesnt matter cos I am comparing between booking day price and after booking day prices. Cos I think it will be very unfair for those bought on booking day if they suddenly let out the rest of the units at even cheaper prices. Unless your unit is hot. I will dui if i realise my unit is cheaper after booking day. Then I might as well wait for all prices to drop haha.

That's what happened to almost all the recent ECs... Agents said price will increase after booking day... End up its still the same and worse, a few months later, developer give discount or other promotions eg ID package for new buyers and those booked on booking days are not entitled or have to write in to request for it...

Like agent said, they jack up the price and say give u discount to sound like you are getting a cheaper rate but its not. You hvae to do your math and compare with all the EC that's around it.

Just buy it if u need it.

You are also forgetting the fact that after booking day, the unit of your choice might be gone, so u might be paying a slightly cheaper price, getting your 10th best option.

Of course. But that's up to your preference. Vista 3 bed has plenty of choice.

I forgot to repeat that part in my previous post: unless it is not a hot unit.
Cos units with lousy view etc will not be chosen most of the time.
Just look at Visionaire... some of the stacks only one unit gone.
