South View Pri is a good reason, which is likely to be one of the main draws. That may also help future sales.

All ECs are in the outer city fringes. Only the new unlaunched one next to Regentville and near to Rosyth School is considered to be in a good district. That's going to be a hit.

hmmm....may I know why is Regentville there a good district? Had been staying in Hougang for 30yrs previously and personally I think tat part of Hougang is seriously quite ulu (super duper far from Hougang MRT station). :D

and like someone has already mentioned....the resale prices of Regentville is a pretty good indicator. right beside Gracehaven & Bright Vision Hospital and along the busy YCK road, with no MRT station nearby & just a miserable Hougang 1 'mall'. And the developer bot it for $331psf which means its not gg to be cheap. :(

Parc Life, love the interior design. Feel that its better than Visionaire. However, the pool could be facing the industrial building, which might make the scenery not as good. Sky Park looks so much better in comparsion. However, its units are mostly sold out. except for the 5 bedrooms.

By default, if people say CCK and Sembawang are ulu, then the nearer to city centre the better?

Also, anyone with school-going children won't disagree that being near to a popular school like Rosyth will jack up prices and raise demand. Look at the prices of Serangoon North HDB near Rosyth. Easily higher than those outside of 2km radius.

If interior design is your priority, don't think so much about the rest. The buildings will become part of the periphery and you won't notice it. I agree with the quality finishings of PL but the bathroom sink top is really tiny.

Recent transactions in Regentville are definitely not encouraging as well. For a pte condo situated directly next door, it could only fetch $718-$827psf within the past yr. Lower than most of the newer EC prices. :eek:

Thanks for the offer. I'm not actually looking for a unit now. Just adding my two cents worth of opinions. Seems like now is a decent time to buy private condos. I prefer to buy new but I understand that comes with other risks (eg defects).

Ppl who r considering Parc life might want to 'experience' e surroundings after working hrs or on wkends. Not really suitable for ppl with young kids or teenagers

why sound so bad.. what is it exactly...

I think on the contrary, they are trying to market that as a place good for kids. Not sure about teens. I personally like the finishes Parc Life has as well as their layout that's unique and practical. What don't like is if I want to get the 4 bedroom, it'll get the west sun. That's why they have the sun screen for those units. And having the screen there sorta defeats the purpose of units overlooking pool/park.

Having said that, at least the sun screen is moveable and can be a design feature rather than an eyesore.

If I hadn't gotten my choice at Visionaire, Parc Life would have been my second choice.

The environment of e whole Estate. There is a commercial building right behind. When I was there on a wkday night, the park is crowded. And got bicycle and motorcycle gang.

The project itself is fine as any other ec. It's the environment.

I asked the PL agent about security at the side gate. I didn't get a satisfactory answer and I think the side next to the park is a little too open/exposed.

To add to that, I think it will become a chore to shift that sun screen regularly.

Now if only I had a Smart home that could draw the curtains for me ..
