I am considering a unit in Parc Life. With the open park right in front of the project, will the excessive noise be of a concern?

On top of that, what do you guys think about the resale value comparing to the neighboring project?

To be a bigger person to a person like you, graceful to help you on your so called queries:

1) Excessive noise - Yes can be of a concern, especially during the weekends. I just visited the park ytd and it was crowded, vibrant and the noise generated is lively and distinct-able. You can purchase a unit that faces away from the park, if that is one of your concern. Pool facing are always nosier anyways.

2) Resale Value - Difficult to determine, as there are alot of factors to consider. But it should be on par with Skypark and Visionaire.

Hope that helps your consideration in getting a unit in PARC Life. :s13:

Thanks for the sharing :)! For the record, i dont mean to criticise your baby and just sharing my concerns.

I was really considering this place and noted on the points given by many experts in this thread like there is a shuttle bus from ssc etc.

As for the CC, it will be definite label under Pro list.

1) ATM convenience within walking distance
2) POST Office, super plus point
3) CC facilities, e.g badminton court and dance studio
4) Recreation activities for elderly and kids
5) Good Prata and Kopi place

As for worship area, still no info on it yet. Looking at master plan likelihood can be a church or mosque.

CC is directly opposite of Sky Park. If it's that noisy, it would be worse over there.

Noise is subjective and if you have neighbours around you who party day and night everyday, there's no point of finding a place with little surrounding noise.

Resale value? Based on whose analysis? Market experts? So if one day a buyer who takes a fancy of your unit and offers you more than market rate? Or he or she decided to buy your unit at peak market rates.

Anybody as concern as me that the cranberra cc activities + the to-be-built place of worship + the open park will generate excessive noise?

Also, the future resale value of EC in competition with so many nearby EC with better location?

To me, CC and park will value add to your property rather than negative. I will prefer to be near CC and park than blocks of flat or industrial area. I like property facing a park, unblock and breezy. CC will have variety of activities and sports facilities...

I chose V over PL, and would like to share a few personal points:

1) I didn't like FCL's 2-park tag line. The park is good to have, but not sure if facing the park was a good idea. Some like it, others don't.

2) Interior design of PL is nicer overall especially the quality of the kitchen. However, I didn't like the toilet design for which V is better.

3) The cluster around PL seems rather crowded. I don't like it, but others may like to have amenities at their doorstep.

The bottom line is:
There's always going to be pros and cons, and a small number of buyers may regret their purchases. But we cannot be the judge for other people's choices. And it's impossible to fully justify your purchase to someone else who doesn't know you.

Agreed.. But disagree that QJ's quality is better than FCL lol. Statistically proven by the number of complaints

Sorry I actually meant the opposite. I've corrected my post.

PL quality is better than V except I prefer V's toilet design.

Hi guys, for those who recce the venue (admittedly I didn't), other than Sun Plaza and a little Coffeeshop nearby, are there anywhere else for food?

There is a KPT at the hdb blk 313 opp sky park. The direction walking towards SSC.

But i think when the industrial building is ready,there shld have a coffeeshop inside too

There's a cafe at CC, broadway food centre opposite Blk 331 along Sembawang Way (but avoid parking outside designated area, got fine caught by cctv) and there should be more eating places from the 3 industrial buildings (maybe limited opening hours), as well as the bto beside Canberra park.

I think the road Sembawang Crescent might be further widened. This would help ease the traffic there.

Thanks all for the tips. Kinda like the location with the Parks and 7 mins plus walk to the train station but still debating with Wife as we think food might be an issue.

CC is great for the kids with tuition centres in it and the enrichment classes. Near CC is great.

Permanent open view is expensive to pay for such a unit.

Victory 8 is a little bit far to walk (about 700m) but you'll find nice eating places there.

If tummy can wait, then take shuttle bus to ssc and walk across. But you reached Sun Plaza by then.

This is of course when you are tired of the food offerings at cc cafe, bto eating place and canteens of industrial buildings
