$59k per year from property rented out in UK

43, single, no future plans to do anything, bought a unit in Kl and last week I paid off the mortgage, this is to retire in via MM2H later in life.

How you manage UK property from Singapore?

$59k per year from property rented out in UK

You meant you stop savings for 10 years? Or stop investing?

ASSI is the guy who reintroduce me to passive income and dividend investment. I was on a 10 years financial hiatus after losing on clob, 97 Asia Currency crisis and dotcom bubble ..Stupid to invest in those penny stocks and unicorn that all went burst

Same.. He only had ard 300k to 400k in 2008 during the crisis but now is probably over 1-2million thanks to the crisis alone..

In his words always have a war chest ready.. Can't predict a crash but can always be ready when the crash or cheap opportunities comes...

What is your opinion? Is the cheap opportunity already here or should wait?

Nope. Definitely not here yet. This month is jus a minor dip compared to a real full blown crisis.

A real crisis will probably only come about 2-3 times in our working life. I believe those are the times to double or even triple ur networth. I’m 70% in cash waiting for such opportunities.

I never stop saving..just stop investing..


I was like you. Was extremely badly hit by Asian Financial Crisis till almost bankrupt. Worked and saved hard from 1999 and only started inbesting in 2006. So 8 years no investing.

cheap but not cheap enough to 2-3x ur capital loh..

STI ETF giving 3.5% yield and DBS 5% yield.. considered attractive to buy some.. but by ASSI AK type of crisis is times where STI ETF can give more than 7% yield or more or DBS more than 10% Yield..

one thing to take away from ASSI AK is that he also only achieved what he did by just purely investing in SGX stocks.. dont even need to look overseas even though people always often say US has outperformed SG market by a lot blah blah blah..

but personally feel crisis as bad as those in the past will be much lesser or the impact wont be as great anymore as the years go by..

I have 300 to 400K as well during 2008...but sit on cash for a long time until I met an ex-schoolmate told me about reit .. I went to research reit and AK71 blog show up on the top search.. I was still very skeptical even after reading initially. Eventually I tested out and his method suit my investment situation the best.

So you are not a newinvestor afterall :s13: ..During my generation, investment is based on rumors and punting on speculative penny stock or some unicorn .. Really wish we have such a investment forum to educate about money matter..

Since the disastrous AFC, I only invested in stuff other than stocks. Only started again in stocks around 2015. So...quite new lah.

need to find.. i "devoured" his blog when came across it few years ago and saw it and was also surprised to see those figures..

but why not ? Even DW got >100% returns investing just right after 2008 for 9 years..

let say u got dividend yield of 7%.. over these 9 years it would already be 70% gains.. and that is not inclusive of capital gains yet

Hmmm... I had to think for a long time whether to share this. Haha... I guess as long as I stay faceless, it is OK to share.

However, memory is a bit fuzzy by now. So, please take this with a pinch of salt. I probably had the following available to invest with (in my war chest) at the time:

1. Cash - $300+K
2. CPFOA - $50+K
3. CPFSA - $100+K
4. SRS - $30+K

I was about 37 years old then.

At the depths of the GFC, I pretty much went all out. It was a case of not being able to get enough money to invest with. I was being tempted to use leverage but I didn't give in because I had a home loan I was servicing using my CPF-OA. Not comfortable with having too much debt in my life.

I did quite a bit of trading as the stock market recovered and that grew my war chest quite substantially.

Some of my investments doubled and some tripled in value in the following years. Some increased only 50% in value but some of these gave high dividend yields of more than 10% on cost. Some 20% or more. So, they have been good to me too.

I said during Invest X Congress that I have what I have today not purely through investing in stocks for income although it has helped a lot to build my wealth.

It is obvious from my blog that I do a bit of trading and investing for growth too. I also talked about how we should consider investing in real estate in Singapore in the early days of my blog in 2009 and 2010.

Capital gain from the sale of my property 3 years ago has given me a leg up too. Now, my current war chest is mostly made up of this capital gain and regular dividends received from my efforts in income investing. :)
