Don't bother about such talks. Make friends with property agents who can provide better ground information and look out for good deals for you.

Why dont you go for this cheap one first and gauge for yourself, I have my own strong opinions on what I like in property so am skeptical on such courses. Honestly I think attending multiple property viewings and property auctions would get you better experience.

I know investors with more than 50 properties but they usually have some underlying business also to support initially, bear in mind these are usually commercial/industrial properties or coffeeshops/shophouses which they started accumulating since the 80's. One thing for sure is they don't go around giving talks

i find this highly dubious

"ownership" needs to be clearly defined

do these "gurus" fully own the piece of property or is it some partial ownership like last time the profitable plots and land banking saga?

Yes you are right. You can do it without $$$. All you need to do is find someone who trust you to help them "look" for BMV pty with high rental yield and able to nego well with agent and seller. Once you can have this ability, you will sure have investors rushing to co-share with you. But of cos your share will be very tiny..
