Last time at 3400 sgd.
Took it back last year for self stay. So far so good. :)

Actually size wise is very good, coz no bay window, no balcony, small aircon ledge. Like the spacious feel.

I think should appreciate in value...is it leasehold or freehold?

Uob informing me there is a rise in sibor.

Luckily already do the conversion last week.

Around 100k per year?

If that is the case, how can not be sure to make money? Surely double original price.

Rented out around 2.5 years, total rent received, which excludes interest per month, management fee and repair cost. I din do any renovation to the unit though.

Yes he later mentioned $3400 pm.

But was wondering what he had in mind or trying to say when he mentioned 100k gross rental.

Around 3.5 % gross based on my last rental and purchase price, but rental dropped last year. Current rental yield should be around 3 to 3.1 %. Since I have taken back the unit, so this part of income gone. :(

Like my JB semiD also rental yield at 3.16%...so it isn't that bad a yield then if your Sg property also around there....

Do you guys think I should keep my MM condo at Sims Ave opposite Aljunied mrt or sell? What do you think of HDB studio and 2 bedders impact on MMs?

Did you cal your nett yield?

Less mortgage
Less mgt fee
Lee property tax
Less agent fee
Less repairs and redecoration
Etc

sg properties got 3+% is decent if you compare with borrowing rate(2%) here.

my properties 3+% is very sucky in malaysia compared to
1. fd rate (3+%)
2. loan rate (4+%)
3. depreciation of rm (10+% last year)
but if there is significant appreciation the property value, you may be able to overcome those numbers

Mortgage should not be taken into account in calculating net rental yield for comparison.

What about factoring supply outgrowing demand. And alot would depend on foreigners and Malaysians working here absorbing them. There is not enough johoreans and even worst if certain race is discounted from the pool.

Few years ago, I had an offer of $4800 to rent my terrace which I bought at $1.1 mil..that would give a rental yield of 5.24%....had another offer though much lower at $4200 6 months ago, which gives yield of 4.6%...so landed can actually give better yield than condo!
