Misrepresentation is wrong. Period.

yes, totally agree! misrepresentation is unethical and should not be taken lightly.. But sometimes DIY buyer use this 'excuse' to get out of a changed-of-mind decision and blame it on the agent that he/she misrepresent.. i'm not saying tat Gettingmarriedsoon is trying to push the blame to the agent, just tat some buyers do that.. so if there is no black & white on the misrep, then there will be no case...

That's why i laugh when people say its easy to DIY. They never consider all these. Until they hit a road block.

yea man! don't forget you are dealing with few hundred K's property leh.. not cheap, so wont you rather leave it to the professionals ?this is just one of the classic example, there are many many more that you guys can never think of !

I am sure there are those who are capable/experienced enough to DIY, sometimes I feel the "service" provided by agents are not even worth $20,000. PropNex Q3 profit down 15.2% at S$6.1m, mohamed ismail must be facing pressure from DIY (or weaker property market).

Difficult to DIY. Sellers are honest, buyers are native. How to close deal?

You need a 'honest and naive' agent to help you sell your property. Buyer will be safe from the 'fantasy' story that the agent say to the seller.

If TS buy a flat for 300k, engage a agent need to pay 1% so is 3k pay to agent... he lose the deposit only 1k but he save 2k... overall still worth it ...

1200 ft and 1k ft is alot difference.
when you view the house you should know .

upon signing the OTP and paying 1k means you agree to everything liao.

WHen i pay the 1k OTP fee , icheck the whole house and ask their seller agent many questions .

i myself did engage a buyer agent , but i go down myself to sign the OTP .

i think as a buyer must be careful to check everything before signing , because once you sign means hard to back out . although listing put 1200 but dont think it can be use against the OTP you sign .

because i have seen people put 0 dollar value on the house but doesnt mean you get it for 0 dollar.
