Hi there! Been looking abit into Singapore REITS as im starting and trying to learn more about investments! Since kinda new so was planning to diversify and put in some into ETFs and REITs instead of finding specific companies myself for now! Any recommendations or suggestions on which REITs i should look more into? :) wanna invest more for passive/dividends income :)

Wow. Now that is trading strategy. First time hearing it for REITs. Any more sexpert can share investment strategy on how to select good REITs?? Like small Bao Jiak.

Look at the Gearing Ratios, from what i remembered(and i could be wrong, it's been a while since i entered into REITs) it represents the amount of debts to 1 dollar of asset.

The other thing is NAV i believe.

U can buy AIMS AMP and STARHILL GLOBAL.

For local REITs you can check out the book "Building Wealth Through REITs" by Bobby Jayaraman - it should be in the library - or browse through issues of the Edge Singapore.

I'm missing your point, Mergui. What purpose does real estate serve, at least in the medium term or longer? It's to live in, to work in, to make things in, to store things in, to sell things from, to entertain in, etc. There are lots of individual REITs (most of them) that specialize in particular segments of real estate investing. Parkway Life REIT, for example, specializes in healthcare properties (hospitals, clinics, etc.) Which is also a play on healthcare, perhaps, but...what purpose does real estate serve?

THE government will apply tax transparency for exchange-traded funds (ETFs) of Singapore real estate investment trusts (S-Reits), according to Annex A-5 of Finance Minister Heng Swee Keat's Budget speech.

Distributions made by S-Reits to S-Reits ETFs out of specific income derived by S-Reits are now subject to the prevailing corporate tax rate of 17 per cent.

The tax transparency applied to S-Reits will now apply to S-Reit ETFs. This means that the Reits ETF will no longer be subjected to tax on the specified income that is distributed to the unitholders.

Their expenses ratios aren't particularly low though, so investers need to be aware of them.

It only makes REITs and REIT ETFs enjoy the same tax treatment. The current REIT tax exemption is only until 2020; there is no guarantee that it will be renewed for another 5 years.

Who start buying sg reits, or waiting more freefall first

Still got room to drop. And which sector will you buy? Hospitality and retail will be hit big. Office too as tenants will downsize because employees work alternative schedules, are retrenched etc.

I wonder whether there will be a permanent decrease in demand for office space once companies and employees figure out that many fewer of them can still get their jobs done from practically anywhere and without wasting time on commuting. And Singapore does a lot of remote work for the world and the region. If more work is done remotely, do employees in Singapore specifically need to be the ones doing it? This is a rather high cost locale, after all.

Three options:
1) Buy REITs - single REITs
2) Buy REIT ETF - "all" REITs in 1 basket, beware mostly also include foreign REITs with lot of exposure to HK, China, Australia etc
3) Syfe REIT portfolio - mix of REITs + Singapore government bonds

1 & 2 you can buy with broker (e.g. DBS Vickers, POEMS etc)

3 you buy directly on Syfe website, mostly good because you buy many different SG REITs and have no minimum and low cost (there is also a long thread on HWZ discussing it)
