the land price is blended and include commercial, service apartment etc leh, its not like Bukit Sembawang where we can calculate breakeven based on $1300+ PSF PPR for pure residential. Reserve breakeven is a pandora box.

If they can launch this pricing i think is very kind of them already, everyone tells me Far East dont sell cheap, but no idea if they sell fair

I think the above estimate could be a very good one. Likely there will be a few super premium 4b/5b penthouse units that will be sold at close to 3000psf

The LINQ subsale right beside around $27xx psf. If Reserve launch at around $2.5k psf I think response will be quite good. Large land size, good volume, integrated, branded developer and architect.

you mean ONE Holland Village Residences. just walk 30 shophouse, u can reach MRT.

This one the buyer bought $15xx psf in early 2020. So $400+ psf gained and $300k+ profit for 2 bedder

This show entry price matters and one should avoid overpaying for premium attributes or projects that stacked price up along the way.

Good attributes but low price..unfortunately haven't seen it before in showflat
