Does remind me of the Waterwaypoint one. Oh man e residents one need to make detour to reach.
Actually for small families and retirees, most of them probably won’t own a car which is why integrated developments are beneficial to them. I don’t see more than 60% utilisation of the car park in RR to be frank.

The view of the water is very tranquil..
As I posted earlier, the commercial and residential entrance is along the same street, so that will be something to look out for ...
As for lots, yeah, it should be ok. It's also good that the residents don't need to share lots or they could be overrun..

For those that have, the detour is still there. Not even talking bout the lots lol.

the million dollar view has some +300psf on top of inner facing or road facing!

Agree with you.
If I am not wrong, current policy is for 0 car growth. Which means while supply is fixed, demand keeps increasing with population growth, thur driving COE prices potentially higher.
With cars becoming increasing expensive, Integrated Transport hubs may become increasingly popular.
Furthermore, such developments are very useful for families as each family member benefits from the increased travel efficiency. I would call such benefit a "force multiplier", with respect to time

Based on my interaction with my adult kids, the younger generation have different views to car ownership compared to the older gen. They literally grew up with the convenience of PHV's and couldn't care two hoots about driving.

To add on, Watertown ground floor is at level 3 due to 2 levels of shopping mall.
You need to take lift 2 times to reach basement carpark. First take lift to alight at level 3 from your unit then take 2nd lift to basement carpark. Can be a chore during peak hours.
im not sure if RR has the same design since it’s also by FEO.

RR has 1 lift and 1 escalator that goes from level 4 to B1 MRT linkway and level 4 to level 3 retail respectively. There's more one more lift that goes from L5 to L1 but it's indicated to be located in the Service Apt block.

When Coe is higher, those with cars will also have higher value. So those in the game no issue we all know how to best make use of the rise n Fall.

those not in the game will have to wait every 5 years to attempt to join in.

Hmm integrated usually attract alot of ppl renting, they can be PR or foreigners, creating profile of half Singaporeans half non.

It’s interesting to read that Grand Dunman has two lifts serving 18 floors
Lifts are more scarce in new developments?
With three lifts, 9 units per floor and about 26 floors, there might be issues ..
My old condo has 12 floors, four units per floor and two lifts ..

The Lift issue quite is a well known problem on that high block among agents themselves. My agent did tell me on day one and advise me about it. Thats why he recommended floors accessible by stairs from either the 4th floor common link area, or the 18th floor link area. So you can take any of the main lifts up to the common areas, then just take the stairs up to your unit. The singular lift that goes down to the MRT station level, also was mentioned as another possible bottleneck point.

Now got WFH, staggered office hours, staggered school start times, i think it should be mitigated to an extent. But we wont really know till 2028, its anyones guess for now

I think block 13 15, and the lift at the NW corner of the development was the one he told me about. The rest the development gives you multiple routes of getting home - downstairs - home.

TBH i didnt worry about it as i wasnt buying for ownstay, but he since he brought it up I factored it into my unit selection choice. Alot of other silly stuff he brought up also lar, like 13 14 floor will sell last, etc. i thought was bogus but on launch day, really most if not all the 13/14 floor units in the stack go last :ROFLMAO:. I also chua sai,since i noob in property, i dont blindly belive, but i just listen and try to incorporate the factors into my pricing consideration/selection etc.

My takeaway from the link was this
B5a high floor? 30th floor?


S$ 2,873 psf in Jun 2023 for a 667-sqft unit​

the two units that transaction at 2,873 psf are 31-100, and 31-108. both 667 sqft
these two are B5A, 2 br, dumbbell. highest level. pool facing (i.e. east facing).
these transaction alone should make Bukit Sembawang want to price the new launch at bukit timah link higher.

Actually the creekside 3 bedders is nice since each bedroom technically has access to their individual toilet. What's unknown is the noise and air quality factor since the PIE and mall exhaust towers are right behind the units.

agree. it was marketed as a premium unit with high ceilings (can install loft bed).
if i recall, there are 3 windows facing the PIE side: 1. kitchen, 2. WC beside the kitchen, 3. main entrance.
These 3 windows are small. tbh, i think the developer has done their best to reduce the noise impact.

just to flag that the main toilets do not have natural ventilation.
also, these units are the furthest away from the MRT entrance.
but i can see why it is attractive to a certain group of buyers.

Saw that Reserve show flat doing collaboration with Polestar. Maybe FEO will consider doing lucky draw for free Polestar 2 to move remaining atas units. Hahaha..
