Saw that Reserve show flat doing collaboration with Polestar. Maybe FEO will consider doing lucky draw for free Polestar 2 to move remaining atas units. Hahaha..
The units (mainly 4 bedders) will only start to move quicker nearer to TOP.

the two units that transaction at 2,873 psf are 31-100, and 31-108. both 667 sqft
these two are B5A, 2 br, dumbbell. highest level. pool facing (i.e. east facing).
these transaction alone should make Bukit Sembawang want to price the new launch at bukit timah link higher.
Personally, I prefer the N facing ...
The highest level may be able to use the utility lift to bypass the many floors... avoid the morning vertical jams...

with GD's blockbuster launch today (despite the very high prices), RR (700+ units) and GD (1000 units) are the top 2 launches this year. shows that proximity to MRT outweighs other factors.
Not just trains... schools are key

TRR does not have a large collection of rival units nearby, just the Linq and the other GLS which is much smaller in size, so that's good.
I drove past the Clementi area, and I might pop into GD tomorrow to KPO, and there are many units in that vicinity..

And this will help move units at Myst and Lentor Hill.

Next 2 years will have many more near MRT launches !

Bear in mind, the net walking distance, from unit L1 to the gantry is as much as 800m to 1km...
The gantry is located nearest exit b, along Cheong Cheng Nam Rd.. and that's no "3min walk" as claimed in the brochures...

If the unit is a 775 sq ft unit, then the psf is >2.8k?

I believe someone corrected the typo - it's 10th floor 2 bed + study, 2.03 Mil...
Which makes it 2.6k psf... still rather high...
I think it will make the those who bought TRR feel good about their units..

The 2B + 1 S in TRR is a 721 square foot layout.. so in terms of absolute quantum, it should be lower too

SHY send out a wrong price list today. Then later they send out another correct one. The wrong one has higher price/psf

Imo, the biggest price gap between current resale price vs future launch is that Tampines plot liao. (Other than D1/2 because resale cui and even i also dare not buy)

*Woodlands maybe also but im not familiar. Only know some cui projects like Parc Rosewood lol

So try get a resale at nearby Tamp launch and camp there first….like a sniper :)

Singaporeans are very practical people. We want convenience and we want things done fast and efficienctly. Apart from the very rich, even the upper middle class ones sometimes do take public transport and MRT is the no.1 modality everyone seeks.

Not true. This will reduce the ‘MRT premium’ and reduce the gap between new launch near vs not near mrt. Demand and supply

Actually I feel it's RR hub-like location being surrounded by tons of amenities is the key selling factor. Of course the integrated part of it is also a pull factor. Personally I was excited by this site ever since the master plan changed it's usage to Residential and have been watching out for it's launch over the past year and a half.

I visited the GD showroom site..
It's not even at the actual site! I almost went to the wrong place...
They only have the 2B + 1S as their showroom, and I guess the 2B one toilet was so impressive, so they are clever..
The showroom car park is tiny, and the staff aren't really very busy. They keep harping on the fact that >50% was sold, but I also asked for their premium facing 2B + 1S and it starts at 2.02, which translates to 26xx.
So the effect is to make TRR buyers feels better and TC / TG developers feel better...
Take the advice of the vloggers with a pinch of salt, some have vested interest, so caveat emptor...
