Personally I think the management is under lots of pressure from shareholders to realize the value of Saizen REITs by selling it to a 3rd party.
But is buyout a good thing for the existing shareholder? In my humble opinion probably not due to several reasons.
1. JPY is at relative lows to SGD, chances are DPU will rise in future.
2. Saizen REITs properties are freehold with long term debts. They are considered good properties with stable stream of income.
3. Saizen Reits has sufficient cash to fund its amortizing debts without reducing DPU for another good 2+ years the last time I checked, in fact their finances are pretty strong, so why selling it at this point of time?
The best thing for Shareholders is probably a rebranding under good management team like ARA or Mapletree investment. Rename Saizen to more likeable names like Mapletree J-Residential Trust for example (If under Mapletree). Chances are the news will bring unit price closer to the NAV with hope of better management in future while people start to forget about its past default under the name of Saizen.
