Scary thing is, 1 and 2 bed rooms were fully sold.

Means developers will take notes and soon, condo might be 80% 1 to 2 bed room and then sg will be like HK
Means there are more single and DINK Sinkies? How to raise family in 1 and 2 bedder? :o

2200/2300 psf for Seneca, once TOP will be 2500.

Then need to pay bsd, agent, lawyers bankers. And various admin... can guess how much home buyers make ...

Property is ALWAYS WIN- LOSE, if sellers don’t win so much, buyers chances of winning is higher and vice versa.

Grandeur park which is 5yrs older is already transacting at 2kpsf. Sceneca being newer is between 1.9k-2.1kpsf.
Again, yesterday's high is today's low. Lol
Though sceneca is newer than GPR, however it is still a small development and it's profitability may be limited by it's size/facilities compared to GPR which has a decent size of 720 units with full condo facilities. Glades, eco and urban vista on the contrary has poorer layout.

I would rather look at resale My Manhatten, double bay near Simei Mrt area

It depends, GPR quite profitable compared to the rest. Treasure at tampines over 2200 units pple also say oversupply end up also huat kuey. It's all about entry price and layout

Anyway my preference…..u go buy lor.
Treasure tampines anytime better buy

Flora drive FH also better bet in the long run than Tanah Merah whahahaha
