sorry what am i missing here? what is that parking of 20k about?

oh ya btw,

Stamp = $9600
Conveyancing Fee = $334.50(Inclusive of 7% GST)
Caveat Registration Fee = $64.45

these are 1 time payment?

means instead of wiping your whole CPF to pay for HDB, you leave $20k of CPF inside your OA, so you can still get 4% returns per year,

I assume you can use the interest to pay your HDB or pay off your accrued interest:s22:

but doesnt this increases the loan amount?

It's not left inside the O/A but channel towards CPFIS which is investment using CPF monies..

Wa seh...that kallang unit so ex...460k for 4 rooms and upwards...typical price 515k!!! No HDB grant too because they calculate you need at least 5k monthly.

Must think carefully before buying...later default

Monthly loan is $1588 inclusive of HDB interest for 25 years loan..



is the stamp fee to be paid off in only cash ? use CPF possible?

what the difference between the 1st and 2nd appt ?

Stamp fees can be paid using earned O/A monies, meaning if your earned o/a monies right now is 3k, grant given is 30k, 5% downpayment is 20k, you cannot use the excess from the grant to offset stamp fees.

1st appt - Book unit, pay Option Fees of $1k for 3rm and below, $2k for 4rm and above..Bring documents to apply for grants hle

2nd appt - By this period you should have a valid HLE and your grants would have been approved, this appt is to exercise the option to purchase from 1st appt, sign the lease agreement, make 5 or 10% downpayment, and also stamp fees.

I alr prepared $600k, only worried cannot get a unit.

when is the actual assessment for the max. loan amount ? after the completion on flat or during 2nd appt ?
