Not worth. But are you sure the difference is the balcony only? 55k is a lot of money for a balcony.

I'm comparing Blk 33 and 36... Their lower floor without balcony were priced exactly the same. So higher floors you can cal the exact difference between with/without balcony... Of course 55k is at #47, it will be lesser towards the lower floors...

Site B and Site A 's difference in terms of distance to mrt is not that great and isn't it better not to be that close to mrt?
If only the officer can explain the price difference to us. Maybe I will give them a call tmr.

Maybe everyone is as rich as you? But Guess not, since only you are happy with the crazy prices of the SERS flat.
They better build it nicely and as nice as skyville and skyterrace cos ours much more expensive!

exactly, i also think the price absurb for subsidized flats. we are like buying resale flat price already.

Yes... Site B also has shops and foodcourt. Think the high price for B is mainly because of nearer to the MRT...

Comparing SiteA 5rm with and without balcony is diff of 55k, worth it?

I am looking at the costs of balcony in a different way
I take the difference between the lowest floor that has the balcony and the highest floor without balcony and minus the prices due to the levels difference. In the same block.
Is about $20k for balcony

Accidentally deleted my earlier post...

I found something strange with the pricing for Site A 5rm stack 230. There are some big jump in price in certain floor.

These units increase by $7700 per floor, while the rest only increases by $1600 per floor...

As for the other 2 stack (240 & 262), all floors were consistent with $1600 increment per floor.

You will notice clearly if you take the price diff between #47 and #28 of each blk.

Blk 33 #47-#28 = $786900 - $721500 = $65400
Blk 34 #47-#28 = $762500 - $733700 = $28800
Blk 36 #47-#28 = $732100 - $703300 = $28800

I was wondering what are so special with those few particular units from stack 230? Any expert here knows the reason?

Probably blk 33 5 Rooms are facing orchard direction. Blk 34 and 36 are facing the MRT direction. Blk 33 could have unblocked views and so the reason for high INSANE prices. My wild guess that this could be the reason..

Seem like most of people like as high as possible. Is it true that the highest units eg 47 for site A, 45 for site B etc will not have the ugly piping in the toilets, service bay and balcony?

The older peoples were saying take the 2nd highest cos highest units will be hot due to direct sun contact and highest chances of water leaking from prolong downpour over a period.
