Actually for the sky rocket prices, people are getting this for the location and not so much profit. Won't be a loss (as in price will drop) but if you are looking to earn from property sale, I feel this won't be so (due to the high original price)

Change in room type is quite possible. But I think HDB forecast won't go too far from reality, since they are very experienced.

5R minority group; only those who buy the SERS flat are applying 5R. Existing residents will go for 3/4R.

Yup checked. Just make sure resale application submit before 31st Aug. I even tell them my 1st appt can only be done in mid November due to overseas work. They said I will register flat type on the same day after my 1st appt...

For those who bought the sers flat recently. May I know how's the valuation as compared to the market value stated in the compensation plan done during June 2014?

Because this affects the amt of CPF i can use due to the flat has less than 60 yrs of lease left. I intend to pay full with CPF+Cash... TIA

Just follow the one you can see on hdb "latest" past transaction. It is extremely close to that.

Edited* just visited hdb site. Couldnt find it anymore. Its approx 300k. Wont be too far off btw. All valuator will use it as benchmark

As you bought a resale unit (same here), SERS office will withhold the brochures from the owners you bought it from.

Only place you can get it is SERS office.

Paid alot for my COV too ... greedy old people!

high floor 3 room ~ 340k.

Willing buyer Willing Seller basis.
You mean you will sell your property for anything less than a premium?
IF not, doesn't it make you a greedy person too, going by your logic ?

Thanks all for the info... Got my valuation today, same as the market value in the compensation plan. $292k for 2rm 2nd floor... Just exercise the OTP...
