Hi guys, I am trying to park some funds for house down payment in ~5 years time. Since the timeline is almost fixed, I can not take too much risk on these. So either bank FD or whatever plan that has short maturity and guaranteed principal.

One plan I have seen is AIA's Wealth Accumulator 2 through DBS, which is 6.9% for 4 years. Anything else you would recommend?

Not too bad if you want minimum risk, you can treat this as a 4 yrs FD with interest of 1.68% pa.

Of course not enough to offset inflation but better than let the fund sitting idle for 4 yrs.

You can consider Tokio Marine too. Had a ~3% annual return for my 5 year endowment policy
