first we never know if any of the advertorials are sponsored, and second the editors doing review are normal people like you and me who may hold subjective bias. Their good may be your bad and vice versa.

To me sixth avenue will never be a 4.5/5, because it cant fulfill my investment mantra

doesnt matter u see their review on reef is 83%, but actual performance of reef exceeded expectations. Just take their review as a reference point for red flags, DD still must be done on our own. I wonder if stacked homes have any projects with 5/5 or >90%, be interesting to see how its performing now.

Yeah, but unfortunately some investors took their assessment as a yardstick. Anyway, there are some good articles and assessment from them we could use and learn as guide/reminder.

always go to the site to do a site survey to assess whether you like the area before committing.

yah hands down their analysis is the top 3 in market. their founder is quite open to ideas where you like a write up. Too bad there is no summary view of all projects >90%, 80-90%, <80% etc, its quite tedious to click development by development for the review

Lol bro, if anyone take just the expert opinion as a yardstick for their purchase then they deserve to lose money..

many agents had wrote glowing comments on ASR too, resulting in ppl plunging to buy at even 22xxpsf and up.. waiting to lose money in 3 years I think..

They don't have standardized metrics across projects too. Some projects have 6 metrics, some have 12. Can't really use the overall score.

I had not so good experience. My request is to buy a new home and sell by HDB. They are focussed more on selling the HDB and almost jumping to quetions like when can we put the HDB for sale without even suggesting the buying / recommendations. Told them to help me with viewing first and once I understood the market, then go through the selling part. No further comms after that. I won't blame them as their income is from 'selling' and not helping with 'buying'. I see almost all agents are the same so DYODD + Don't go with too much expecations.

Thanks for sharing! But won't they also get a commission if they act as your agent for your purchase?

I think they don't want to waste time and effort bringing you to see houses when the pre-requisite to sell house is not completed yet. A lot of agents are the same, not just stacked.

Yeah ok that makes sense. Yeah, like all agents, their incentives are not entirely aligned with buyer's.

Agreed. Their rating metrics isn’t consistent across projects.

For instance, there are 2 projects in the same location, and one has no indoor gym. Yet it has higher scores for “surrounding amenities” and “variety of facilities” which is a head scratcher.

They are one of very few well organized review/articles portal online, so it is still useful read. Still, investors should be mindful that there is some degree of subjectivity and interest involved, like most things in life.

When i see their review for FAR, its like they did it with gut feel, but when they did LM recently, they did it with data analytics, very methodological. Can see from the assessment criteria. I believe they will do another one for FAR after it TOP and that will change the scoring.

think it depends on who is writing the editorial, if its the same author you keep the scoring scale constant, but once there are 2 editors it became subjective. your 4 may be my 2, or one may value external amenities more over internal facilities

Looking at the above, we can see that while good scores sometimes correlate to good initial take up (The M, Reefs), it doesn’t necessarily translate to eventual sale (Stirling, Normanton are well sold) or profitability (OUE).

Reuben seem to cover more projects and more balanced among them.

I noticed Reuben seem to be more generous on scores.

wa bro you damn ENTHU! stackedhomes % has to extract manually...just take it as a reference point, look at OUE Twin peaks..

the limitation is most of these reviews focus on a high level projects, but to go down to unit selection level one will need to do alot due diligence by crunching caveats, like understanding if developer has raised price over a time series, whats the % premium of ur unit vs your neighbour on same floor and the % premium per floor across different stack, the mean and median in terms of PSF etc..only then one will be able to unlock value

I can only have one deduction. Most projects score above 70%, if below 70% it’s a red flag?
