I disagree. There are numerous rights and privileges uniquely associated with legal marriage. I certainly don’t object when couples decide not to get married, but it’s just factually incorrect that legal marriage is meaningless. Common examples in Singapore include HDB privileges, ease of estate/probate, some occasional income tax benefits, a few CPF-related benefits, the automatic ability to make medical decisions on behalf of an incapacitated spouse, immigration privileges (if one spouse doesn’t have an independent right of abode for example), and employer-provided benefits (such as certain medical benefits).
Old freehold over 50 years old, will the price drop also like leasehold, due to having to pay more maintenance fees for the structure? How much is consider fair price?
Do you need add property into networth, since is always different pricing?
Property is your asset. Depends on the market value of your property. How much u get after selling your property is part of yr networth. But remember sell already, stay where. So banks I think don't count yr primary residence ...but if u have somewhere to stay after selling then no problem.
Networth equals total assets minus total liabilities.
Is bank don’t count or consider if it’s a hdb, not because it’s your primary residence
If it’s a condo under joint name, bank will divide into half
So, having children is your only reason to get married?

Not really, older condo's used to be built more practically so maintenance was actually less.
