Obvious isn't it... not convenient for residents who drive and unsightly too. Car lights shining around the carpark is also bad.

Actually Copen grand Carpark also MSCP and no basement Carpark too.

Isit due to the foundation or govt regulation?
If not means developer save cost and time when they build mscp instead of all basement. Digging need more time and costly ma.

At the end of the day, it will boils down to pricing of the units when it’s launched. Imo, it could be somewhat similar to North Gaia. Developer will consider the current cooling measures . Lesser profit is better than no profit. There could be ‘premium’ units too priced higher than the rest.. people will still buy regardless coz the location is sellable (unlike North Gaia)

NPS or DPS? How abt Copen grand? Do u think tenet will launch similar price range or will be higher? Since land price is higher. But there will be competitors from NG and copen grand.

Imo regardless of price, buyers priority (aside from cost of course )will always be location first. I’m a Yishun-er but North Gaia’s location is meh.. the nearest bus stop is not near too. Tampines itself is a huge selling point compared to Yishun

I think it is cheaper to build MSCP and it helps to shield the MRT noise

Maybe shield some expressway noise since tenet is beside expressway…agreed MSCP is cheaper in to build den digger holes. Anw basement or mscp, as long as Carpark ratio to unit is 1:1 will benefit buyers.

Hopefully for Tenet is 100%. Copen is only around 80%

What was the problems in brownstone for MSCP?

Seems like brownstone, Copen and Tenet using same architect. So design seem like prefer MSCP? Didn't look into details, but guessing maybe all similar design template..?

Quite possible be record price for EC cos TENET land price is higher than Copen Grand. Developer also likely to have confident on the slightly higher new pricing judging from CG sales.

Yeah man, insane pricing for better facing units. Developer is clever not to price the not so good facing at affordable pricing to make the average prcing not too high from NG.
