New launches should have plenty of youtube gurus doing their analysis. So let's share some ideas of which RESALE property you think that still has some upside potential even if you buy today.

No right or wrong, just sharing and no one can buy every property out there.

Properties looking at: Panorama
Entry price: 1600-1700psf
Reason: Amo sold out at 2000-2200 psf
Exit: in 3-4 years at 1900-2000psf

Buy CCR old resale. Buy at 1500 psf, sell at 1800/1900psf.
Not really my strategy here. Unless you have some properties i can reference to. In general I see +15yo properties having very little upside. Not saying those prime FH.

But those that are in the 1500psf range now likely won't rise so much in the next 3-4 years, if at all.

Properties looking at: Jewel@buangkok
Entry price: 1300-1400psf, 3 bedders or 4 bedders dual key
Reason:
Esparina, an older EC selling 1400psf-1500psf.
Sengkang grand Mall
SKR benchmark price is 1800psf for new sale.
Mrt 250m away
Exit: in 3-4 years at 1600-1700psf

Looking at bigger resale condo. But only older ones, like 15 years and older are bigger. Family of 6 including helper. Prefer serangoon, hougang, amk area.

Do consider the maintenance fees every month as well. They are the “hidden” costs of ownership too. Some are 300-600+ to 1000+ at different tiers … for 3BR

It's a good point. But the good thing about resale is they are ready, can buy with tenancy or look for new tenants once paperwork is done.

Straight away can get some income off this red hot rental market.

Since I am targeting relatively young properties (less than 5 yo) the maintenance should still be reasonable.

Interesting to see these old old properties also edging up. Chiltern park seems to have risen by 100-200psf. So too some of those old stagnated D14 properties like Sim residences and Simville.

Seems like there's still life in old resale in good location after all!

Yea, somewhat, the older ones oso take advantage of the rising property prices of the new launches.. so go up in tandem, maybe the pace not as fast as newer ones la..

wonder if any Chuan Park folks will move there once their en bloc is finalized

Actually there are plenty of nice private out there with good prices - 1000psf thereabouts in good location. The only thing is they are old in age, but some are well kept and the layout is big and nice.

Good for own stay.

Old properties now good value
spacious layout for own stay, or good rental yield...

But en bloc profit may start to be less attractive in future.. so really is pure living and enjoy the space.

The problem with 99co, pguru is that they usually show newer properties. Everyone just buy and sell few years after top or around top. Older properties, you must purposely filter to see them.

Chiltern park?

There ain’t much condo at AMK area actually, and you will need to pay a premium for staying there

Hougang area you can find older condos like Evergreen, Florida, Rio vista 4br at around $1000-$1200 psf. Plus points these development comes without balcony, if you like more living space

Can find more options at Sengkang & Punggol too. The Rivervale is around $1000 psf.

St Michael Road area, got a few condos still going around 1100-1600psf.

Gotta take in mind the age of the condo and facilities too.
