Time to buy landed?

Thinking of upgrading to semiD or a terrace at Sixth Avenue...saw some less than S$3mil ones, even at less than S$800 psf at Lichi Ave...no wonder landed showed an uptrend last quarter while all sectors still dropping... now might be the window of opportunity to upgrade and profit when the upturn comes again...

Mummy doesn't care about cash flow?
If you purchase a landed valued at 3 M, how much cash outlay and cash flow you have to sacrifice?

I am thinking of going for Aesthetic courses to get higher pay to improve my cashflow...

My path slightly different.
I am trying very hard to increase my passive income cash flow, but I think improving active income is more direct and efficient. :D

What is your monthly passive income now?

Rental around 2.75K sgd.
Dividend should be around 2 K SGD per month(very rough estimate).
Others like credit card cashback and interest should be around 200 SGD per month(it ranges).

I hope this year I can rent out my 2 Horizon Hills houses and further boost my rental income to around 3 K plus SGD.

Current expenses on interest repayment is on the high side for me too, for 4 properties + some personal loans.

My current housing loans repayments are on the high side:
Total = SGD 2715 + RM 11610.67
= SGD 6460.38 per month
Taking exchange rate 1 SGD : 3.1 Ringgit.
Think gonna take a while more before my total passive can exceed my total mortgage repayment. :(

My property investments reducing my cash flow monthly quite significantly and I cannot do more aggressive stock investments.

Maybe about S$3k only...cause not much in stocks unlike you...

I think 3 K sgd per month is considered very good already and your active income is very high. :D

I quite worry about my debt commitment sometimes. :(

So, any opinions about whether it is a good time to buy landed? Last quarter landed had 0.8% increase in prices while all other sectors dropped...
