Actually Asia hotel location is quite good....so far spent 2 nite there without any issue.

Location is good that is true and about ten mins walk to Siam. I only encountered something like on my 5th stay or so after that no more

Yes, gov don't recognize it but still accept or more toward neutral. There are tons of Airbnb in Thailand.
