I was one of the last 10 to get ballot number. Quite sad but we found a unit that was listed as sold but actually not sold. Think someone cockup somewhere. Took it tho not our main choicd

After seeing the pricelist, let me help everybody out to make your decision to buy or not. This analysis is based on the highest floor unit of each stack so it is a fair comparison :

NORTH FACING UNITS (FACING TPE, FUTURE EDUCATIONAL, HEALTHCARE & WORSHIP)
Stack 03 = $720psf ($775k, 1076sf)
Stack 04 = $707psf ($815k, 1152sf)
Stack 05 = $720psf ($830k, 1152sf)
Stack 06 = $739psf ($795k, 1076sf)
Stack 11 = $739psf ($795k, 1076sf)
Stack 12 = $723psf ($833k, 1152sf)
Stack 15 = $726psf ($907k, 1249sf)

Stack 21 = $750psf ($719k, 958sf)
Stack 22 = $762psf ($820k, 1076sf)
Stack 27 = $762psf ($820k, 1076sf)
Stack 28 = $770psf ($738k, 958sf)
Stack 31 = $762psf ($820k, 1076sf)
Stack 32 = $750psf ($719k, 958sf)
Stack 35 = $762psf ($820k, 1076sf)
Stack 36 = $717psf ($687k, 958sf)

POOL FACING UNITS
Stack 01 = $795psf ($1,070k, 1345sf)
Stack 02 = $780psf ($839k, 1076sf)

Stack 25 = $795psf ($1,070k, 1345sf)
Stack 26 = $799psf ($860k, 1076sf)
Stack 29 = $775psf ($893k, 1152sf)
Stack 30 = $799psf ($860k, 1076sf)
Stack 33 = $769psf ($886k, 1152sf)
Stack 34 = $795psf ($855k, 1076sf)

When I posted this info, I knew that the demand will be very high for the stacks which are competively priced.

Sim Lian could have priced those Pool Facing stacks esp the 4 bedders a little more attractive and they might have sold 80% - 90% at launch today.

Agent D - just my hunch, is it those stacks which are of higher PSF which have higher leftover units ? Thanks.

When I left at 5pm all the 4 bedders and 3 plus study were already sold out. Mostly left with the 3 bedroom premium and some 3 bedroom. Agent told me 71% sold.

My ballot ticket was 350. Damn sad thought I choose 3 stacks should be enough to get the unit I wanted. Hahaha

Stack 10 for me. Wanted 15 but high floors all gone. So settled with stack 10.

Wah. Care to change? Lol

Anyway balance stacks are 33 34 and those facing the heavy vehicle park. Some stacks totally no movement like stack 21 if i remember. A bit curious about stack 36 tho seems to be very popular and one of the first to sell

Congrats to all who got a unit today.

It was a nerve wrecking day for me. My queue number was 340+. All units on my list of 43 shortlisted units were taken up except one - my 25th choice. But it was a reluctant purchase for me because I didn't expect my luck to be so bad. Tot I'd at least get one within the top 20.

But after talking to family and friends, I think I made the right choice to get it even though it's not my ideal unit. 😁

Most unsold stacks are those facing future high rise..

Wah ... ultimately willing seller = willing buyer. Lots of couples willing to pay for the higher PSF pool facing units leh.

So actually if Sim Lian had priced those stacks facing future high rise same as the north facing stacks they would have a clean sweep today man !
