How to tell whether TC price is high?
Vales did not put further discount to push their units. From this point you can tell. :)
Ok high price or not each individual need to sit down and go through the sum.
For those interested let hope that you are able to get your 1st choice during the ballot.

Just like shares, we have to compare with suitable benchmarks.
There is no perfect comparison most of the times.
So, we tend to compare shares in the same industry or similar size etc.

Apply to properties, we could consider comparing with ECs in the same area i.e. Sengkang or we can compare with private condo in the same area.

If the price differential between ECs (incorporating resale levy, if applicable) and pte condos is not that significant, might be worthwhile to consider private.

What is significant? We may have different views. Some might say 20%, some 15% ...

Ask yourself, given a choice say a 4-bedroom pte condo at $980K and an EC at $980K, which would you choose? Why?
Assuming the size is acceptable to you.

Seems like those outward facing stacks 3 to 6 and 11 to 16 will be facing health & medical institutions, place of worships or schools.

Presuming that these 3 types of buildings won't exceed 10 floor, does it make sense to even consider these outward facing but cheaper stacks on a higher level (say level 11 onward) to have an unblocked view in the future?

Though the unblocked view will just extend to a highway and other HDB flats in punggol lol :s13:

Don't think it will exceed level 7.
For those outward facing will it have direct sunlight ?

the place of worship is unlikely to go beyond 10 floors.

the school will have to depend on what type of schools bah, if tertiary institutions (poly, ITE etc), it is hard to say. If pri/sec sch, i think will not be tall

as for health & medical institutions, considering that there's already quite a tall Sengkang hospital in the opposite direction, i would think it's unlikely but I never know..

Those stack facing outward. Will it get direct sunlight?

For now, yes if I see correctly they are getting both morning and evening sun but may change after Sep. Pool facing aka south facing stacks currently have no morning Nor evening sun. Depending on individual preference. Of cos to me morning sun is the best hehe but this is NS facing so u may not get direct morning sun I Guess

Stack 05 and 12 / Stack 6 and 11 / stack 23 and 24
I'm considering these feel stack.

Yup those who wanna buy ec are mostly those who wanna get married and buy their first home or 2nd timer who wanna upgrade due to bigger family. I belong to the 2nd grp. But why is time not on our side? Is buying an EC the only choice we have?

With the high number of unsold EC & Pte Condo units in the market plus upcoming launches and also more HDB are reaching the 5 yrs MOP, coupled with uncertain economic situation, I believe one needs to spend more time and effort to do more homework to get their ideal unit which best meet their interests. Don't buy under stress thinking no other choices or no time. :)



If you are going to upgrade due to bigger family..... You have to upgrade soon.. whether is EC, BTO, Rent, Condo etc..

The kids will get bigger sooner than you can think of what to buy..(BTO about 4-5 years), EC 2-3 years.. I have friends who reluctant to get any flats as he thinks the property price is too high back in 2012.. Until now he is waiting....but pressured to start a family soon.

I agree holding on to cash is the best,.. but there are social elements to consider.. Not everything is about money..

Family relationship & health are more important.

Personally I believed that all Developers who bid for this site should have factored in that the 2nd timers are affected by resale levy and that could be the reason why Sim Lian bought this land cheaper...

But this not a good news to all interested buyers, as cheaper land means bigger profit for Developer and not cheaper EC buying price.
