Vales bang wall , no wonder didn't see advertisement anymore.

I think TC prove a point.

1) Sengkang and Punggol continues to be popular even in down times (no need to say good times).
2) Location plays a big factor in property.
3) A bit of strategy and luck this time because TC is well priced between 2 ECs (just look at the pricing of NW, Hao Yuan bang head)
4) Launch sales before Chinese lunar 7th month is good

I reckon it's mostly the lower price, and a reasonable location.

I'm not sure if all the surrounding developments will be favourable though. I don't believe all buyers know what they are getting around the area, which will not be readily revealed by the agents.

Actually nowadays many buyers (especially EC buyers) are very knowledgeable and internet-savvy thus they are well-informed with regards to the attributes of the developer, locality, development, etc. There are instances that I have encountered whereby the buyers have as much or if not more info than me.
