Tell them you buying for use in Singapore. They will provide you with the correct model that is not locked and supported by the Apple Store in Singapore.

The SIM-free version of the iPhone 8 and X is suitable for use in Singapore and uses the Qualcomm chip
The SIM-free version supports more frequencies than the AT&T or T-Mobile versions.
Singapore iphones are using the intel chip which support lesser frequencies than the Qualcomm ones.
