True, but im leaning towards selling and getting mATX smaller form w decent gaming power for generic games but mainly for regular usage.

cause old alr game lesser work more

Overclock that CPU and should last you more than 2 years. PUBG and CS Go doesn't require that much processing and GPU power. Your system is fine as it is. Heck I'm still using an i5-2500k at 4.5Ghz with a GTX 970 and it churns out 150+ FPS on CS Go at 1080p. However if you want to feed the economy, sure upgrade you should get a decent amount for selling it (around $300-$350 second hand market is a b1t€h...)
