Buy STI ETF. At the current price and dividends, more than worth considering if the owner does not know anything about investments.

$500k sufficient for down payment for 2x 3BR condos.
Or just pay full cash for 1BR condo, no need to worry about interest payments

1. Intro her a safe investment she might say interest low.
2. Intro her equities or properties if lose money she will blame you.

she is interested in no. 1. she don't mind less interest, better than right now no interest at all. she just wants the safest investment with some good return, no need too much, just the better ones of the lot.

SGS bonds very safe....interest around 2.4 - 2.6% if invest for 10 yrs...max out at 100k
buy small small the below bonds...if the price is right
CMT bonds 3.08%
FCL bonds 3.65%
Rest deposit and rotate among Maybank, SC and UOB as they give promo interest rates for fresh funds

Any form of investment will bring about an element of risk. If the risk appetite is conservative, then I would suggest maybe a equity-bond ratio of 30:70 or 40:60. Bond wise can use a mix of corporate bonds, A35 and SGS government bonds/SSB; equities wise use ES3.

Caveat emptor.

if he / she has no pty, can consider buying one for investment purposes.

buy something within 600k, so the downpayment is about 120k.

the rest, I would put in China Tech Stocks / China large cap ETF / S&P500 ETF.
