Set a deadline. Give one chance. If nonpayment, straight change lock. Report police

The TA will say you can impose an interest rate on each day for late payment? If delay too long, ask yr agent to look for them physically. I hope you have an agent so you won’t need to do the dirty work

All I can say is good luck; I hope you won’t end up like the house owner in Bedok Court.

It should be addressed in your agreement in B&W.

Should be 7 days upon notice ... aka 1 day late you should provide notice.
so total 8 days than can evict and use balance of deposit to offset.

as in police will forcefully physically evict them if they dont comply?
You can go in and throw their things if you give a written notice. Can call police to prove that the tenants are informed and if they don't move out, it's criminal trespass.

If got proper tenancy agreement and it is super smelly tenant, should just get the law firm to evict them, they know how to handle.

Those reported cases most likely is half baked tenancy agreement that the tenant can take advantage of.
